Driver Jonas’ recent study of real estate shows that Manchester has treaded through the real estate troubles during economic meltdown without any disastrous effects. This could be due to the media companies which have a presence there and are taking up a lot of office space and also renting places to build sets. For example, ITV is looking for 45,000 sq ft of office space and at the same time a six acre site to make a set for Coronation Street.
It is true that the primal rent rate has gone down by 50p in 2009 and is expected to go even lower in this year. It is also true that the rent free lease period has increased a lot and now a ten years lease has 30 months of rent free period and it is expected to remain the same for the next year.
The report further shows that only 809,000 sq ft of office was rented in 2009 and majority of offices were under 5,000 sq ft in space. Revenue went down by 46% as compared to 2008 and 80% as compared to 2007 and businesses went for city centres as compared to business parks.
However, all said and done, Manchester is still better than other business locations which is reflected in the fact that there are still new office buildings coming up in the city. While the availability of space is the lowest in the last five years, Manchester is still proudly one of the two cities, out of the six studies in the report, which will have some new office space available in 2010. About 250,000 sq ft of desk space to rent will be ready in Manchester this year.
Most of us who follow the pay-TV industry know that there’s usually a bit of trickery going on when some of the players advertise the number of HD channels they have to offer. HD content seems to be the latest battlefield upon which familiar names like Comcast and Verizon tout the benefits of their services.
Though most of the barbs aimed in Comcast’s direction are coming from Verizon as they aggressively push their FiOS fiber-optic service, Comcast seems to spend most of their time attacking their rivals in the satellite broadcast industry. Perhaps Comcast does not yet consider Verizon much of a threat since they have not been around as long as Comcast and their service simply isn’t as widely available.
Satellite however, is available just about everywhere unless you have a tall building, mountain or some other obstruction between your property and the satellites. For now, it appears that Comcast may see the satellite broadcasters as their chief rivals.
I tend to pay close attention to advertisements from the pay-TV players and the latest advertisement I saw from Comcast the other day really pushes the limits of believability. Their latest claim is that they offer “ten times more” HD channels that satellite. Apparently, Comcast has resorted to counting their on-demand offerings as HD channels. That’s the only conceivable way I can come up with for them to come out with such a blatantly misleading advertisement.
Speaking just for the area where I live, there is no comparison between the HD offerings from Comcast when compared with either DISH Network or DirecTV. Both satellite providers offer more bona fide HD channels than Comcast offers here. I think I’ll stick with my DISH Network package, thank you.
Sorry Comcast, but the “ten times more” claims is way out in left field and starting to make you look a bit desperate.
Top UK property consultant group GVA Grimley has predicted that according to its research market trends will favour office space refurbishment over building developments starting from scratch.

Okay okay — so, what’s the point???
As a founder of PixelList, my co-founder Merlin Holmes and I have been thinking about this quite a bit lately … What’s the point of all these pixel advertising sites? I mean - they’re not pretty … although, there is a bit of excitement around them. They’re not targeted … but there’s tons of traffic coming to them. And they’re not very expensive to advertise on - so, the ROI for an advertiser can be quite good. But if they don’t actually “DO ANYTHING” - then what’s the point? Well, here’s what we think they might be “doing”:

For instance, I’ve run across a site that sells an mp3 player / headset on mp3player.net which is an all-in-one device (they call it ‘cordless’ - but really you just slip your memory into the headset and viola) … then there’s oldboatpics.com with the pictures of old boats — I mean, what the heck is the point of that, right? Well, it had me lookin’ at pictures for a full five or six minutes. Then there was Pzizz.com — a website that claims to be the “ultimate powernap solution”. We even found a site that sells absinthe - the age-old alcohol that some of the Masters such as Van Gogh, Oscar Wilde, and Toulouse-Lautrec have been known to embibe.
Seemingly a bunch of random stuff, right?
Well, lets think about this for a second … the pixel advertising sites are attracting “early adopters”, right? (People that are into being the first kid on the block to know about something.) So, it stands to reason that some of these same early adopters (dare I say that they are the target market here?) … some of the early adopters might stumble across the “next big thing” — oh oh - that reminds me — there was a site — I dont’ remember the name — I remember clicking on “Even Monkeys Fall from Trees” - it was a DVD set being sold called “BookofCool.com” or something like that - and it taught you all sorts of cool things like how to do basketball tricks, skateboard tricks, billiards, etc etc etc … shows you all the cool tricks, teaches you how to do them .. pick what you want to learn about or just watch the tricks — whatever you want. .. oh yes, there is it — right under the Absinthe micro-ad.
Anyway - whew — I digressed. The point here is — one segment of what’s working with the pixel advertising sites is that it’s accidentally targeted to early adopters across a multitude of subcultures - and therefore the requirement as an early adopter is to find cool new stuff. The sites with cool new stuff will find an audience within their respective subcultures … early adopters and sneezers (as Seth Godin of sethgodin.com likes to call them) will pass the word to others about pzizz or book of cool on to the next wave of people and perhaps the little idea virus will spread.
And that, my dear readers is the point. Hmmm … maybe PixelList.com should start a review site for the sites we discover through the pixel advertising sites instead of just the pixel advertising sites themselves …
